Our Southampton Area in Focus is a series of posts where the spotlight is on one particular neighbourhood of Southampton. For this post we have chosen Bassett.
Bassett stretches from the northern perimeter of University of Southampton’s Highfield Campus and roughly all the way up to the Chilworth Roundabout.
What can you expect to find in Bassett?
The area has a range of different properties from large detached houses, semi-detached houses and flats; but is predominantly known as a desirable area for detached and semi-detached houses with good sized gardens.
Via the Avenue, Burgess Road or Bassett Green Road, the area is easily accessible to the M3/M27 and served by public transport with direct links to Southampton City Centre or Winchester and Chandlers Ford.
On Winchester Road, you can find local amenities such as Sainsbury’s Local, M&S Foodhall, Pure Gym, Pets at Home, Halfords, The Range, and Wicks. On Burgess Road, you can find a local Pret-a-Manger and Costa with several takeaways and restaurants such as the award-winning Uni Kebab. It’s also a short drive from Chandlers Ford where you can find gym facilities at the Village Hotel.
The west side of Bassett (off the Avenue) backs on to Southampton Golf Course and Southampton Sports Centre with easy access to Lordswood for excellent walking paths.
What is the profile of the area?
Bassett is the highest scoring area in Southampton on the Index of Multiple Deprivation (IMD). This means the level of deprivation in Bassett is the lowest in all of Southampton.
The close proximity to the University of Southampton means that certain parts of Bassett (in particular around Highfield Campus) are popular amongst staff and students.

How is the property market in Bassett?
Given the high desirability of the area, the property market in Bassett is strong with generally some of the highest prices found in Southampton. Buyers in the area are usually looking for a while and therefore are highly serious, but the buyers pool is not as large as other areas. This means marketed properties in certain price brackets can sometimes sit on the market for a little longer than other areas of Southampton.
However, properties up to £700,000 tend to sell swiftly as long as they are priced correctly according to size and standard.
If you are thinking of selling in Bassett, we would be delighted to assist.
Other:
For the purpose of this analysis, we have chosen the Lower Super Output Area that covers the most of Upper Shirley, but as the boundaries are not perfect – this might mean the coverage is not full.
Our price estimate is a broad number and might not be reflective of an individual property.
